September Pending Sales Set a Record

LIGHT AT THE END OF THE TUNNEL?
In spite of all the negative news being reported almost daily, about the
Focus on the Wall Street carnage, there is good news both nationally
and locally to report on housing, based on pending sales.

NATIONAL STATISTICS
According to the National Association of Realtors, national pending
home sales rose by 7.4% from July and 8.8% more than a year ago.
Great news but real estate is local. So let’s take a look at what is
happening locally.

LOCAL STATISTICS
In September, home sales activity increased again for local Realtors.

Pending sales — sales that have yet to close — grew 106 percent, while overall home sales grew 50 percent, according to a monthly report by the Naples Area Board of Realtors.

The report shows sales made through the SunshineMLS, or multiple listing service, in Collier County, excluding Marco Island. There were 361 total sales in September, up from 240 a year ago. Meanwhile, pending sales grew to 481, from 234 last year.

Pending sales are up in all six geographic areas that NABOR tracks, from Naples Beach to Immokalee. The biggest jump was seen in Central Naples, where they grew nearly 244 percent to 110, up from 32 last year.

The highest number of sales was in North Naples — at 104.

Pending sales have been up the last eight months over last year, according to NABOR’s report. Sales have been up for nearly that long.

There were 92 sales made in the $500,000 to more than $2 million categories, up from 75 a year ago.

Historically, September is the slowest month of the year and generally reports a decrease in
sales and sales traffic but, not this year. Both pending sales and traffic are up substantially.
By now you might be wondering what caused the record surge in home sales, particularly in
light of the headlines of the last several years. There may be two possible explanations.

THE FIRST IS THE REACTION TO THE STOCK MARKET
The fact that the investors have been jittery about the stock market in search of better safe
investments. Typically, the 50% or more fall of the DOW mirrors the rise in existing home sales.
Some one much smarter than I said that if you want to know what is going to happen in the
market, you should watch which way money is flowing.
Smart money left the residential real estate market in 2004. Now there are signs that the smart
money flow is reversing with investors calling Grimes with 5 to 100 million to invest in the
distressed real estate market.

THE SECOND REASON IS THE PIPELINE OF LENDER’S FORECLOSURES
Homes are falling out of the bank’s foreclosure pipeline and hitting the market as Real Estate
Owned (REO). REO properties accounted for 44% of last months sales and slightly higher than
the 42% in private owner sales.
Short sales accounted for only 14% of the dramatic pending sales figures. So it’s not just big
dollars that are chasing real estate—home buyers are looking for the buy of a lifetime and are
getting them.
Furthermore, despite what you read, banks still have mortgage money for qualified buyers,
thanks to the existence of Fannie Mae and Freddie Mac, who are still purchasing mortgage
loans from the lenders.
Today’s market is affording serious home buyers discounts of 40% to 50% off the original price,
in certain segments of the market, where ample land was available for builders to develop large
numbers of housing units.
With such huge discounts being offered by banks, there is no shortage of buyers interested in a
once in a lifetime buy. Reports are coming in that we are beginning to see multiple bids on a
property and many are selling not only for the asking price but even more as bidding wars are
beginning to erupt.
This trend bodes well for the banks that are letting these properties go at bargain basement
prices and the likelihood that this continues indefinitely appears slim as the market recovers.
It should also bring confidence back to the banks not to rush to sell the homes at such bargain
prices but to slow down the pace of accepting low offers as the market improves.
So one would ask “Is Opportunity Knocking Now? I think the answer is definitely yes! One can
never tell when we’ve reached the bottom of the market until long after it has bottomed and
prices have risen but, there is no doubt that smart money is out there trying to snap up as much
as they can, at these prices, before they start their climb. And who can blame them for prices of
homes have returned to more affordable prices.
So, how long will these bargain basement prices last? If pending sales history is any indicator,
not too long, as homes continue to be snapped up and available inventories start to decline.
In times of turmoil, investors turn to hard assets like gold and real estate for while companies
and their stocks can evaporate, gold and real estate is always there, and always worth
something.
Both are something that always retains value. The supply and price of gold can fluctuate with
demand however, unlike gold, land is more finite and while its value is also influenced by
demand, its value is primarily determined by location, the more desirable, the more the cost.

Another way to explain what might behappening in today’s real estate market may be that old
adage “WHEN THERE IS BLOOD IN THE STREETS, BUY REAL ESTATE! “ There is
definitely blood in the streets, and apparently smart investors are following this advice.

Money Magazine ranks Collier as one of best 'places for long life'

NAPLES — Money Magazine has ranked Collier County fourth on its "Best Places for a Long Life" list.
The magazine studied regions across the country. The highest rankings identify areas where residents have some of the highest life expectancies.
In its report, Money stated that Collier County "is the picture of Florida leisure. By land area, Collier is the largest county in the state and 80 percent of it is devoted to parks and nature preserves. Any kind of water-related recreation or exercise you can think of is readily available."
The magazine also recognized the area's many arts and entertainment offerings.
"Our ranking among the 'Best Places' confirms what we are working to develop in Southwest Florida, which is a robust business climate for growing technology, life science and corporate headquarter enterprises. Couple this with a warm, natural climate and a well-educated workforce and you have the formula for business success,” said Julie A. Schmelzle, chairman of the Economic Development Council of Collier County, in a news release.
