The “In Between” generation is the one with older parents who are needing more care and young adult children who are returning home. The current economy has some combining their house payments to move into larger spaces where the aged can be nearby and maintain some independence without being within the same walls. Such is the house at 8703 Purslane in Pelican Marsh. The high end marble/granite/triple trayed home has large entertaining areas but just two bedrooms in the main home. That is all that is necessary, because just across the courtyard pool is a 5 room guest house with its own garage that is large enough for In-Law Quarters or a college grad returning home for an extended stay. Naturally, these guest homes are terrific for the on slaught of winter visitors who can have their own private space as well. This unique home has 4700 sq. ft including both homes, is within manned gates, has paver streets and is behind the Cocohatchee Preserve which protects the 75 home neighborhood from noise and traffic. The location is 2 minutes from the hot Naples area called Mercato, and just 5 minutes to the Vanderbilt Beachfront (next to the Ritz Carlton). An additional trump card is the offer of a Pelican Marsh Golf Club Membership to the purchaser of the home in Bay Laurel, Pelican Marsh, Naples, Florida! Naples Beaches were recently recognized by national media as one of the top 5 most relaxing beaches in the world. It was the only beach in Florida listed on the “Most Relaxing Beaches” list. Beach condo sales increased about 50% over 2010. Good news for everyone! As the beach sales prosper, other areas will follow.
In an educational meeting of Premier Sotheby’s Internation Realty, Cindy Carroll of Carroll and Carroll Appraisers used The Moorings as an example of a community that has stabilized. In other words, The Moorings has the number of active listings that will, if sales remain the same, be sold within a year. Active listings coming on this year should be sold within one year as opposed to 3 and 4 years inventory supply as in our most recent seasons. This should bring a sign of relief to those who have been waiting to sell. Hopefully, this trend will move north along the shore.
The winning combination of local expertise and impressive global exposure have allowed Premier Sotheby’s International Realty to remain the market share leader during the first quarter of 2011 in many of Southwest Florida’s most desirable and competitive communities. Port Royal, Aqualane Shores, Old Naples, Park Shore, Moorings, Vanderbilt Beach and Bonita Bay are areas in which Premier Sothebys has captured the luxury market. Of the top 5 area firms in Luxury properties, Premier Sothebys has 25% of the luxury market compared to 12%, 9%, 8%, and 4% for the other 4 firms. That is a sizable share of listings and sales, and one to capture the attention of both buyers and sellers looking for that superior marketing and service.
Not every foreclosure is desirable, but this new listing in Grandezza is quite a package. A former model, this one is beautifully furnished, just a few years old, and in an extremely desirable community. Grandezza is near the airport, near Gulf Coast University and between two truly awesome shopping centers. Everyone in the community belongs to the Club, at least as a social member, and the golf course has a fine reputation. Shopping at the Miromar Outlet Mall offers the very best bargains in Southwest Florida, and classes for adults at Gulf Coast enrich the lives of many nearby.
Once a dead time for realtors to take an extended vacation, SUMMER TIME has now become a terrific time for Buyers to get serious about their purchase. Often when buyers are looking for properties in season, they delay choosing that final property and making an offer. Perhaps, they think, it will drop in price in a few months. Or they have so little time while here, that they want to enjoy the vacation and do not want to spend adequate time on their real estate search. On a summer real estate trip, they are not distracted by friends and activities. Some feel that sellers are more amenable to favorable contracts when season is over and they must wait until next season before the winter residents return. Many are the reasons that bring down the summer buyers to Naples/Bonita, but sales are continuing to advance this year as we move into summer. C’mon down all you who have an interest in our marvelous town. This summer could be the optimum time to buy!
Naples is loaded with amazing Golf Courses, Beachfront Condos, and In-Town locations. The charm of all three types of communities can take some serious thinking to help determine which is just right for you. This week, we had buyers who loved all three. They love to come down and walk the beach, then play golf almost daily and then take in a beautiful dinner nearby. After some research, they narrowed down to one on the beach of Gulf Shore Blvd. N, one villa in Grey Oaks, and one condo in Old Naples on Sixth Ave. South…just 1/2 block from many restaurants they love. They have organized in a 1, 2, 3 preference order and plan to make an offer on #1 in a few days. Which do you think you would choose? Nice to have such lovely choices!
This week two sets of customers visited the Pelican Bay Beach Clubs and it may tip them to buy in that very community. The Beach Clubs are located on either end of the community. Parking is provided for residents and beach trams travel back and forth from parking to beach as a constant stream of transportation. Of course, if you prefer to walk or bike, that is another way to reach the shore, but whatever the method of travel, the end result is a bonanza for Pelican Bay. Food service on many levels from casual to full meals, towel and chair service, sunshine, waves and sand all contribute to an amazing time at the beach. All this is included in your Pelican Bay residency! Beware of trying to sneak on the tram. They will check your plastic card!
Coquina Club has 3 renovated condos available. They are each 3 bedroom plans and all have new kitchens, floors and baths. Coquina Club has available boat docks and they rent for a mere $300 per year. Two condos are on the fourth floor with huge Bay and Gulf views. One is on the first floor with a view of the Bay and the resident can avoid elevators and stairs. All three are worth seeing and the prices range from $384,000 to $399,000.
